Snag-list clear-up

Snagging depends on how many items are on the list rather than on floor area, so treat this as a sizing aid, not a quote. For reference, an average 2–3 bedroom home (about 70–100 m²) with a typical list fits the £350 visit. Bigger homes or long, spread-out lists may need more than four hours — ask for a quote first.

Second-fix joinery tidy

Skirting and architrave work is normally priced by the linear metre, because straight runs are quick and corners, door openings and uneven walls are not. This rate is for skirting and architrave only. A typical room (12–16 linear metres, roughly £220–£290) plus easing one or two doors in the same room fits the £420 visit. Several rooms, more doors or a whole-house second fix usually take longer — ask for a quote first.

Walls & ceilings finish

Prepared wall and ceiling decoration (two coats, standard trade paint) is genuinely priced per square metre of surface, so this is a fair comparison unit. As a rough guide, 20–24 m² of wall — about one average room — fits the £380 visit. A whole-house repaint needs more than four hours, so ask for a quote first.
